Why Lagos Pressure Washing?

Residential pressure washing for the house, driveway and walkways in one visit

Top down, in that order

Roof and gutters first if they are on the list, then siding, then the concrete. Doing the driveway before the house means washing it twice, because everything coming off the walls lands on it. It sounds obvious and it gets skipped constantly.

The parts people forget to ask about

Front steps, the walkway to the street, the pad under the AC unit, the porch ceiling where the wasps set up. These are small and they are what makes the finished job look finished. Say what you want included and it goes in the quote.

Once a year suits most Raleigh houses

Pollen coats everything for about three weeks around the start of April, and the leaves come down late October into November. Cleaning after one of those two, rather than before, is the timing that holds up longest.

Is this for me?

Six moments when washing the house stops being cosmetic

1

An appraiser wrote deferred maintenance

That phrase is not casual. Fannie Mae defines lettered condition ratings, and the step down is worded as some minor deferred maintenance and physical deterioration. Two more steps and the loan cannot be sold until the property is repaired back up.

2

A letter from the association

Under the state planned community act an association can fine up to a hundred dollars a day after a hearing, and those fines are secured by a lien on the lot. A covenant letter about mildew or a dirty driveway is the cheap end of that process.

3

You are about to list the house

North Carolina requires a residential property disclosure covering structural elements including the roof, delivered no later than the offer. Streaked shingles and a green north wall get looked at hard on a walkthrough, and they get negotiated harder.

4

Your carrier asked about the roof

Dwelling insurance in this state is under active rate pressure, and the settlement reached this spring builds in credits for owners who invest in fortified homes and roofs. Condition is being priced now in a way it was not being priced before.

5

Paint peeling where it was washed badly

Federal mold guidance says plainly that paint applied over moldy surfaces is likely to peel, and directs cleaning and complete drying first. Skipping the wash before a repaint does not cost you part of the coating. It costs you the whole coating.

6

Someone quoted you a pressure number

Composite decking is capped around fifteen hundred psi with a fan tip and the washer used for rinsing only. Some siding makers prohibit pressure washing outright. The right number is whatever the manufacturer wrote, and knowing it is the whole job.

Lagos formula

How a residential pressure washing job in Raleigh is scheduled and run

1

Pick the window the weather actually allows

NC State Extension puts the RDU average last spring freeze on April 8 and the average first fall freeze on October 30. Between those dates the equipment and the surfaces are both out of the freeze risk that the manuals warn about.

2

Walk the house before quoting, not after

Age of the home, cladding type, condition of the paint, where the grade sends water, and which elevation never dries. On a home built before 1978 the rule is simple: wash without disturbing the coating, and stop if paint starts coming off.

3

Connect to water the way plumbing code expects

A hose connection is required to carry vacuum breaker protection against backflow, and Raleigh city code makes it unlawful to create or allow a cross connection to the public supply. Both apply to a truck drawing from a customer spigot.

4

Protect the things nobody thinks about

Outlets, fixtures, condenser fins, the mail box, the beds and the neighbor lot downhill. There is no published standard for any of it, which we will say plainly, so it comes down to method rather than a certificate someone can wave at you.

5

Set the return interval on moisture, not habit

EPA states that the key to mold control is moisture control. Growth returns fastest on the elevation that stays damp longest, so the honest schedule is driven by shade, drainage and exposure rather than by a number picked to fill a calendar.

Derek LagosFounder, Lagos Pressure Washing

The most common package is the house wash plus the driveway, which is $349 for homes up to 2,200 square feet with a four car drive, and $514 at 3,300 square feet. Homeowners frequently add the back patio or the gutters at the same visit because the add on price is much lower than booking either one separately later.

Derek LagosFounder, Lagos Pressure Washing

No. As long as we can reach an outdoor spigot and any gates are unlocked, most customers are at work while we are there. We text when we are on the way, send before and after photos when we finish, and you can pay afterward. If you would rather walk the property with us at the end, just tell us and we will schedule it that way.

Derek LagosFounder, Lagos Pressure Washing

Close the windows, move cars off the driveway, take down anything hanging on the porch or fence, and bring in cushions and pet bowls. That is it. We handle wetting the landscaping, covering outlets and fixtures, and moving light patio furniture back into place when we are done. If you would rather have the whole property done in one visit instead of piece by piece, that is the full exterior cleaning package, and business properties are covered under commercial pressure washing.
