Soft wash, held at eye level

Vinyl hangs loose and laps downward, so spraying up drives water behind the panels where it can sit and streak later. The siding industry says hold the wand level and never aim it upward. We follow that, and the cleaner does the work instead of the pressure.

Raleigh gives mildew what it wants

RDU averages more than forty three inches of rain a year, and August mornings sit near ninety percent humidity. State health guidance puts the line at seventy percent relative humidity, past which mold will almost certainly grow. The shaded north side of a house goes green first.

Six things your siding is telling you before the paint fails

White powder on your hand

Draw a palm down a sunny wall. Chalking is the paint binder breaking down under sunlight and releasing pigment, and there is a standardized rub test for exactly this. That loose powder is what streaks the brick and the walk underneath after every rain.

Green film where rain never reaches

Under the eaves, behind the porch, on the shaded return. CertainTeed says mildew is usually detected in areas not subjected to rainfall, which is why the sheltered faces green first while the exposed ones look fine. Shade plus held moisture, not dirt.

A splash line in the bottom foot

NC State Extension asks for at least six inches between grade and the lowest siding course, with mulch never touching either. A dirt band low on the wall means water and soil are being thrown back at a joint that was never meant to take it.

Lint fanned around the dryer vent

The federal fire administration lists failure to clean as the leading factor in home clothes dryer fires. Lint on the siding around the hood means the duct is restricted and the damper is not closing. Worth handling before it is a wall stain question.

Orange staining under a hose bib

Iron above three tenths of a milligram per liter gives water a rusty reddish or orange cast under EPA secondary standards, and manganese does the same in black or brown. Fan shaped stains inside an irrigation arc are minerals, not mildew.

Yellow film in the last week of March

The state runs its only pollen sampler here in Raleigh, and tree pollen peaks late March into early April. Pine grains are two to three times larger than hardwood pollen, which is why the coat on your siding is visible from the street.

Identify the cladding and its published limit

James Hardie sets wide fan tips, 6 feet of standoff and under 1500 psi for fiber cement. The Brick Industry Association caps brick at 400 psi. The polymeric siding association defers to the panel maker on vinyl. Three claddings, three rules.

Pre wet the wall and the wall below it

The brick guidance is to soak the work area and the brickwork under it at below 100 psi first, so the masonry is already saturated and cannot pull cleaner into its pores. On siding the same step keeps solution from drying where it lands.

Wash in the direction the material wants

Hardie says work top to bottom. The vinyl guidance says work bottom up and hold the wand level, because aiming the stream upward forces water behind the panels. There is no universal direction, and anyone who says otherwise is guessing.

Keep the wall wet until the rinse reaches it

Two manufacturers state the same rule independently: never let cleaner dry on the surface. EPA makes the companion point that growth has to be removed rather than only treated, so the rinse does the work and the dwell only softens it.

Rinse, then look at what the wash uncovered

Clean siding shows you what dirty siding hides. We walk the elevations for chalking, failed caulk joints, hairline cracks at the trim, and the spots where growth returns first because rain never reaches them to wash the wall down.

Soft washing uses low pressure plus a cleaning solution that breaks down the algae, mold, and mildew staining rather than just knocking the surface layer off. High pressure on vinyl siding forces water up behind the panels and can strip paint off wood and fiber cement. Soft washing is also why the results last. A pressure rinse looks clean for a few weeks, a soft wash holds for the better part of a year.

A house wash is $249 up to 1,500 square feet, $299 up to 2,000, $339 up to 2,500, $379 up to 3,000, and $419 up to 3,300. What moves the number is linear footage, how much of the wall is shaded, and whether there is heavy organic growth or spider webbing in the eaves. Adding the driveway or the walkway at the same visit is the cheapest it will ever be.

Yes. We saturate the beds and shrubs with clean water before we start, keep them wet through the wash, and rinse everything down when we finish, which dilutes anything that lands. Pets should stay inside during the wash and can go back out once the surfaces have been rinsed and dried, usually about an hour after we pack up. The same care carries over to the flatwork when we clean the driveway, and on shingles we switch entirely to a low pressure roof soft wash.
