What driveway pressure washing costs in Raleigh

A driveway is $275 on a visit of its own and $50 added to a house wash on the same trip. The only thing that moves either number is how many cars the driveway holds. Not the square footage, not the material, not how stained it is. I will be straight about the first number before you read any further: $275 is higher than every published driveway price in this market, and the section below this table explains exactly why, because the reason is not what most people assume.

The third column is what the driveway adds to a visit that is already happening, using a 2,000 square foot house as the reference. A 2,000 square foot wash alone is $299, the pair together is $349, so the driveway added $50. That figure shifts a little with the size of the house, and the cost to pressure wash a house page walks every tier. Notice the last column gets bigger as the driveway gets bigger. Overage inside the bundle is $50 per two cars, on its own it is $60, so the longer your driveway the more the standalone route costs you.

Read the last row against the five above it. Standalone, we are the most expensive option on this table by a wide margin. Bundled, at $50, we are cheaper than the bottom of every single one of them. Both of those are true at the same time and the reason is one sentence: $275 is our minimum for sending a truck, a trailer, a water tank and a crew to an address, and a driveway booked alone has nothing to share that cost with. It is not a driveway rate. It is a trip. LawnGuru is the only source here that admits the same thing exists, listing a minimum service fee of $100 to $150 before any cleaning happens. Those middle two columns are two current sources multiplied out, 30 to 55 cents a foot against 15 to 30 cents a foot, and at no driveway size do their ranges touch. A homeowner reading both learns that a six hundred square foot driveway costs somewhere between $90 and $330, which is not a price, it is a shrug. Our two columns do not move, because footage is not an input. Here is the honest reading. At the top of Angi's rate a per foot quote passes our standalone price at around 500 square feet, and at the top of LawnGuru's it takes about 917 square feet. Below that, per foot looks cheaper on paper. Above it we are cheaper, and a Raleigh driveway with a turnaround or a side pad clears those numbers easily. 6 things that decide what a driveway really costs

The driveway is the worst thing on our menu to buy alone

I would rather say it than have you find out from the invoice. Alone it is $275, because it is carrying a whole truck roll by itself. On a visit that already includes a house wash it is $50. Same crew, same surface cleaner, same water, same driveway, $225 apart. If the driveway is genuinely the only thing you want done, that is fine and we will do it, but ask yourself first whether the siding is due.

A surface cleaner is not optional equipment

A wand on concrete moves in an arc and every pass overlaps the last one unevenly, which is what leaves the zebra striping you can see on half the driveways in this city. It does not wash out. A surface cleaner is an enclosed spinning bar that covers a fixed width at a fixed height, so the finish is even edge to edge. It is also the difference between a job that takes forty minutes and one that takes three hours. If a quote is unusually cheap, ask what they clean concrete with.

Red clay is rust, which is why soap does not touch it

Wake County clay gets its color from iron oxide, and as NC Cooperative Extension agent Cody Craddock puts it, iron oxide is essentially rust. Rust bleeding off an irrigation head running well water is the same chemistry arriving a different way. Neither one is dirt and neither one comes off with pressure or detergent. It takes an acid treatment on a pre wet slab, dwelled and neutralized. That is a separate line on the quote and you see it before we start.

Old oil is a different job from new oil

Fresh drips sit near the surface and lift with a degreaser and heat. Oil that has been feeding the same spot under a carport for years is down in the pore structure, and pressure cannot reach what is not on the surface. Those take a poultice, which is a solvent held against the stain by an absorbent material and left to draw it back out. It works and it is slow. Heavy grime and heavy oil carry a surcharge in this trade of 25 to 50 percent, and ours gets quoted up front.

North Carolina does not tax this, and some quotes act like it does

The Department of Revenue's chart for services to real property lists power washing driveways, sidewalks, patios and parking lots as exempt. Washing a pool is taxable, which is the only carve out that touches us. So the calculator number is the final number. Several national cost guides tell readers to add a sales tax percentage to a cleaning quote, and that advice does not apply in this state. If somebody adds tax to your driveway wash here, ask which line they are reading.

Sealing is a different product and a different bill

Cleaning and sealing get quoted together often enough that people assume they are one service. They are not. Angi puts driveway sealing at $280 to $860 nationally, and it is applied after a wash, onto a slab that has been allowed to dry properly. We do not sell sealing, so I have no reason to talk you into it. What I will say is that anybody quoting a wash and a seal in the same visit on the same day is not letting the concrete dry, and that is how sealer clouds.

Three real configurations, all three straight out of the calculator. The bundle base of $349 covers a home up to 2,200 square feet with a driveway up to 4 cars. Past that the house adds $15 per 100 square feet and the driveway adds $50 per two cars, which is where the middle row's $394 and the bottom row's $399 come from. There is no promotion here and no code to enter. It is the same truck making the same trip, and the second surface is cheap because the first one already paid for the drive out.

Surface cleaner across the whole slab, so the finish is even and there are no wand stripes. Edges and expansion joints cut in by hand where the machine cannot sit flat. A degreaser pretreatment on the parking area. Apron, walkway to the door and the strip along the garage. Beds and plantings pre wet and rinsed after. Post treatment on organic growth so it stays clean longer, not just cleaner today.

Priced on top

Rust and red clay staining, which needs an acid treatment rather than a wash. Set in oil that needs a poultice. Paint, tire marks and roofing tar. Any of those get looked at, quoted and agreed before the machine starts, never added to the invoice afterwards. If we cannot move something we will tell you that instead of charging you to try.

Add it to a visit and save

The driveway is $50 added to a house wash instead of $275 on its own, so a 2,000 square foot house with a four car drive keeps $225. The saving grows with the driveway, because past four cars the block costs $50 per two cars inside a house wash and $60 per two cars alone. Nothing about that is a promotion. $50 if we are already at your house for something else, and $275 if the driveway is the only thing on the invoice. A standard four car driveway is $275 standalone. Five or six cars is $335, seven or eight is $395, nine or ten is $455. Put that same four car driveway on a visit that already includes a house wash and it adds $50 to the bill instead of $275. Both numbers come out of the calculator on this site, not off a directory. The published Raleigh figure you have probably already seen is $100 to $250, and the next answer is about why our standalone number sits above it.

Because $275 is not a driveway price. It is what it costs to send a truck, a trailer, a tank and a crew to an address at all, and it is the floor under every service we sell. A driveway on its own has nothing to share that trip cost with, so it absorbs the whole thing. That is the entire gap. Angi's Raleigh page puts local driveway work at $100 to $250, their national page says most people pay about $210, Fixr says $225 and LawnGuru says $175 for a two car. We are above all four when the driveway rides alone, and at $50 we are below all four when it does not. The honest advice is the one that costs us money on paper: do not buy a driveway by itself. Add it to something.

No. We price by how many cars fit on it, and footage never enters the calculation. Everyone else quotes per square foot, and it is worth seeing what that actually produces. Angi's 2026 driveway page says 30 to 55 cents a square foot. LawnGuru's June 2026 page says 15 to 30 cents. On a six hundred square foot driveway those two come out at $180 to $330 and $90 to $180. Two current sources, same service, same year, and their ranges do not overlap at all. LawnGuru does not even agree with itself: the same page that says fifteen to thirty cents a foot also says an eight hundred foot driveway runs $250 to $500, which is more than double its own rate. Car capacity is something you can count standing in your own driveway. Square footage is something you have to be told.

Not on this. The Department of Revenue's taxability chart for services to real property lists power washing real property, and it names driveways specifically, as exempt. Buildings, structures, concrete patios, driveways, decks, sidewalks and parking lots are all on the exempt line. Washing a pool is the one carve out and that is taxable. So the number the calculator gives you is the number, with nothing added at the end. This matters more than it sounds, because several of the big national cost guides tell readers to budget a sales tax percentage on top of a cleaning quote. That advice is written for other states and it is wrong here. If another company adds tax to a driveway wash in North Carolina, ask them which line of the chart they are reading.

Usually lighter, sometimes gone, and it depends almost entirely on how long it sat. Oil that dripped last month is sitting near the surface and comes up with a degreaser, dwell time and heat. Oil that has been soaking into the same square foot of a carport for six years has traveled down into the pore structure, and no amount of pressure reaches it, because pressure works on the surface and the stain is not on the surface. The tool for those is a poultice. As Chris Sullivan of ChemSystems describes it, you saturate an absorptive material with a solvent, spread it over the stain and cover it, and the solvent breaks down the oil while the absorptive material pulls it back out of the concrete by osmosis. It can take a couple of applications and it is not fast. I will tell you before we start which category yours is in. Heavy oil and heavy grime get quoted on top, which is standard across the trade: LawnGuru puts that surcharge at 25 to 50 percent.

That is almost always iron, and there are two ways it gets there. Wake County red clay tracks onto the slab and stains it, and irrigation heads running well water bleed rust in a fan shape off the sprinkler. Cody Craddock of the NC Cooperative Extension puts the chemistry plainly: the color in our clay is iron oxide, and iron oxide is essentially rust. That is why it shrugs off soap and why a neighbor with a rented washer cannot shift it. Iron staining needs an oxalic or reducing acid treatment, applied to a wet slab, dwelled and rinsed, and it is a separate step from the wash. It is quoted before we start, never added afterwards.

On paper, yes. In practice, read the second line of the rental sheet. A four hour rental runs $32 to $96 depending on where you get it, and a full day of a cold water machine is $45 to $100. But a bare wand on a driveway is what leaves the zebra stripes you can see on half the driveways in this city, and the attachment that prevents that, a surface cleaner, is a separate $20 to $50 a day and most people do not know to ask for it. Add a degreaser, add the trip, add a Saturday. If a driveway is truly the only thing you need cleaned this year and you enjoy the work, rent the machine and rent the surface cleaner with it. If anything else on the house needs washing, our number for the driveway on that visit is $50, which is inside the rental cost.

After the pine drops, which here means late April rather than March. NC State Extension's Robert Bardon puts tree pollen starting as early as February with juniper and maple, and pine, the yellow one that coats everything, peaking late March into early April. Wash the driveway in the middle of that and you are washing it again in three weeks. The other useful window is late fall once the hardwoods have finished, because leaf tannin sitting wet on concrete over a winter leaves a brown shadow that is a separate job to remove.
