Siding, roof, concrete, fence and deck do not take the same pressure or the same chemical. The reason to book them together is not a bundle discount, it is that the order matters. Roof first, then siding, then the flatwork that catches everything running down.
We look at what is actually there before quoting: north facing walls, shaded concrete, the state of the deck boards. The instant quote on this site covers the common combinations. For anything unusual, the estimate is free and we would rather come see it.
Setting up and tearing down takes the same time whether we clean one surface or five, and that is most of what you are paying for on a small job. Grouping the house, the driveway and the walkways into a single visit is where the savings actually come from.
A screened vent starts at about sixty percent of its own opening before anything clogs it. Paint, pollen cake, lint and webbing come off the top of that. If the perforations read flat and gray instead of showing dark behind them, the intake is closed.
Attic ventilation is balanced by design, with roughly half the area low at the soffit and half high, and the high openings at least three feet above. Exhaust keeps pulling either way. Blocked intake just means it pulls makeup air out of your house.
That is splashback, and it is designed for. Building America calls for sixteen inches of foundation wall height where roof water is not carried away. The band marks where your runoff is landing, and the material behind it stays damp after every rain.
The duct gets thirty five feet of length to work with, minus five feet for every ninety degree bend. Lint holding the damper open, or a hood that does not move when the dryer runs, means that budget is spent. Failure to clean leads home dryer fires.
The standard for rating this is deliberately finer at the early stages, because early is when it is cheap, and it warns that dark colored surfaces are much harder to judge. Bronze frames, black shutters and stained porch ceilings hide it the longest.
Copper leaves a blue green stain, iron leaves reddish orange, and manganese leaves black to brown. Those are the same colors the federal drinking water standards attach to each metal. What looks like mildew under a fixture is often just the fixture.
The home inspector standards already enumerate the exterior envelope: wall covering, flashing and trim, eaves, soffits and fascia, windows and doors, walkways and drives, decks, porches and railings. That list is the scope.
Residential code sizes attic vent openings between 1/16 and 1/4 of an inch and requires them to keep rain out. The vinyl guidance warns that aiming a stream upward forces water behind the panels. Those two facts decide how a soffit gets washed.
Code requires a backdraft damper at the duct termination and forbids a screen behind it. That means the hood is a one way gravity flap with nothing behind it, and direct spray can push water straight past it into the duct run.
Andersen has a published method for screens and it is not a pressure washer. They come out, get hosed, then scrubbed with light pressure using 2 to 3 gallons of water and a 10 second squeeze of dish soap, twice a year.
Nothing is left to dry on a surface, and that includes the walk, the beds and the trim below whatever elevation is being washed. EPA is clear that growth has to be removed rather than only treated, so the rinse is what finishes the job.

House wash, gutter cleaning and gutter face brightening, driveway and walkways, and typically the patio or deck, done in a single visit. Roof soft washing is added when the shingles show streaking. What you pay depends on which of those are in scope. A house wash with the driveway starts at $349 for a home up to 2,200 square feet, gutters add $179 on a one story, a deck under 200 square feet adds $199, and a roof soft wash adds $449. The instant quote tool prices your exact combination in about a minute.
Considerably, because the largest fixed cost in any wash job is getting the trailer, water, and crew to your property and set up. Once we are on site and hooked up, adding the driveway or the walkway to a house wash costs a fraction of what the same work costs as its own trip.
Most homes are a four to seven hour single day job. Larger properties or anything with a roof soft wash added can run into a second morning. We give you a two hour arrival window, and you do not need to be home as long as we have spigot access and the gates are unlocked. The individual pieces are broken down on the house washing, roof cleaning and gutter cleaning pages if you want the detail on any one of them.
