Soft washing runs well under five hundred psi and lets the cleaner do the work. Flatwork gets real pressure through a surface cleaner. Shingles get almost none. Running one setting across a whole property is how siding gets streaked and wood gets furred.
Heat helps on oil, grease and the black film at the bottom of a dumpster pad. It does nothing extra for algae, which is a chemistry problem rather than a temperature one. Paying for heat you do not need is a common way to overspend on this.
We will not put a pressure washer on your shingles, we will not aim a wand up under vinyl siding, and we will not run a turbo tip across a wood deck. Each of those cleans fast and costs you more later than the cleaning saved.
Asphalt is thermoplastic. It does not dissolve, it softens across a measured temperature band, and the standard test for that band runs from the eighties up past three hundred degrees. That is why heat moves tar and why cold pressure just polishes it.
Hardened grease at forty five degrees is a liquid at a hundred and fifty. If the last cleaning only took the top layer, what was left in the pores flowed back out on the first warm day. The fix is a burner, not a higher pressure setting.
Gum base keys mechanically into surface porosity rather than sticking chemically. Pressure works against the strongest part of that bond. Heat softens the base until it releases, which is why a hot unit clears a walkway that a cold one has failed at twice.
Vinyl siding is specified with slotted fasteners because it is expected to move with temperature, and the industry documents heat distortion well below the ignition point. A hot stream held on one course while the courses above stay cool is that stress.
Heat is not a biocide. Federal guidance on mold says scrub with detergent and dry completely, and sets the moisture target below sixty percent humidity. What stops regrowth is chemistry, dwell time and drainage, not water temperature.
Raleigh averages around sixty mornings a year at or below thirty two degrees, and the freeze window runs from early November into early April. Unheated wash water refreezes on the surface it just wet. A heated machine is what keeps the season open.
Heat earns its keep on grease, oil, food soil and gum. It does nothing extra for algae staining, where a low pressure chemical dwell and a gentle rinse is what the roofing and siding manufacturers actually specify. Different problems.
Published output for standard hot water units runs roughly 140 to 210 degrees, with steam capable machines higher. There is no trade definition making power washing hot and pressure washing cold. That distinction is vernacular, not a standard.
Generac states it directly in its own manual: apply a high pressure spray to a small area, then inspect the surface for damage. That is a manufacturer telling you to test, and it is the whole basis for a test patch on an unfamiliar surface.
SIMPSON says do not use a pressure washer while standing on a ladder, and that spray aimed at outlets or switches can cause a fatal shock. Extension wands and ground based soft wash exist because of those two lines, not for convenience.
SIMPSON says do not operate or store below 40 degrees. Mi T M sets its freeze line at 32 and states plainly that freeze damage is not covered by warranty. Raleigh normal lows sit at or under 40 in five months of the year.

Power washing heats the water, pressure washing does not. Heat is what breaks down grease, gum, and oil, so it matters on restaurant pads, dumpster areas, and driveways with years of drip stains. For siding and roofs neither one is the right tool on its own, those get soft washed. We run all three methods off the same trailer and pick based on the surface, not based on what we happen to have hooked up.
Yes, and most people book them together because the price per surface drops when we are already on site. A standard four car driveway is $249 alone, and bundled with a house wash the two together are $349 for homes up to 2,200 square feet. Sidewalk, walkway, and curb runs get priced by linear foot.
A house wash on a single story home is usually two to three hours. Two story homes with a driveway and walkway added run four to six. We give you a two hour arrival window rather than an all day window, and you do not need to be home as long as we can reach the spigots and the gates are unlocked. Adding the driveway and walkway or a roof soft wash to the same visit is the cheapest way you will ever buy either one.
