Square footage is the whole calculation. Not stories, not siding material, not how dirty it is. The per square foot column is there because that is how directories quote this work, and it is worth seeing what our flat prices actually work out to: 18 cents a square foot on a small home, dropping to 13 cents on a large one, because the setup cost is the same either way. Past 3,300 square feet the quote tool stops on purpose and we look at the house, since wash time stops scaling in a straight line once the roofline gets complicated. Two of those rows are the same company. Angi's national article and Angi's Raleigh article, both live right now, are ninety dollars apart on the average and do not share a range. Homewyse models the identical job at roughly three times what we charge. A homeowner who reads all three learns that a house wash costs somewhere between a hundred dollars and a thousand, which is not information. That gap is the entire reason this site publishes a working calculator instead of a range, and why the number it gives you is the number on the invoice.

The right hand column is the point. Material changes the mix, the pressure and the dwell time, and it changes them a lot, but it does not change what you pay. Directories price this differently and publish per square foot rates by material, which is defensible if you are modelling a national market and useless if you are trying to find out what your own house costs. A soft wash puts solution on the wall at roughly garden hose pressure, waits for it to kill the algae at the root, then rinses. A pressure rinse skips the chemical and the waiting. The second one is faster and cheaper to deliver, which is why quotes come in under our floor, and it is also why the green is back on the north wall by fall.
Soft washing works around 60 to 100 PSI at the wall. Vinyl siding warranty language generally stops protecting you somewhere near 1,000 PSI, and a rented gas machine starts at three or four times that. Ask what pressure someone is putting on your siding before you ask what they charge.
A wide one story ranch and a tall two story with identical square footage take different amounts of work. Square footage is still the closest thing to a fair unit, which is why we price on it and eat the difference, rather than adding a story surcharge to the siding.
Driving out, setting up, running hose and breaking down is a fixed cost the first surface absorbs. That is why a driveway is $275 alone but adds $50 to a 2,000 square foot house wash. The two booked separately are $574 and together they are $349, a difference of $225. No promo code exists.
If the number goes up the longer it takes, the incentive runs the wrong way. Directories report Raleigh pressure washing labor at $45 to $150 an hour, which tells you nothing about your house. Everything here is flat and quoted before anything comes off the trailer.
Algae, pollen and general grime are the wash. Rust bleed from an irrigation head, oil soaked into concrete and red clay ghosting each need their own chemical and their own dwell, so they get quoted on top instead of being buried in a base price that was set high enough to cover them on every house.
A gas unit rents for about $85 to $100 a day and an electric one for roughly $45 to $50. Most yards also hold a refundable deposit equal to the rental. Half day rates exist and are usually not worth it, because the clock starts when you pick it up, not when you get home.
A surface cleaner, which is the enclosed spinning head that keeps a driveway from ending up striped, is another $20 to $50. An extension wand for anything above head height is $15 to $30. Extra hose is $10 to $20. Solution runs $5 to $55 a bottle and you will want more than one.
Two people who do this for a living put two to four hours into a 2,000 square foot house. A homeowner doing it the first time is usually in it for six to eight, most of that spent moving hose, moving a ladder and figuring out that the wand reaches the second story only if you stand somewhere you should not be standing.
The failure mode is not a bad clean, it is a repair. Water forced up under a lap seam sits behind the panel against the house wrap where nothing dries it. Stucco chips. Aluminum chalks off in patches. Window seals let go. Every one of those costs more than the wash did, and none of them show up the day you do it.
Renting is a reasonable call for concrete. A driveway is flat, it is at ground level, and high pressure is actually the correct tool for it. If you want to do the drive yourself and have the house done properly, that is a sensible split, and our house wash prices above are the same either way. What we would not do is rent a machine capable of cutting a line in wood and point it at siding.

There is no honest single average, and the published ones do not agree with each other. Angi's national page, updated in May 2026, says $311 with a range of $100 to $711. Angi's own Raleigh page, last updated in November 2025, says $221 with a typical range of $157 to $298. Homewyse, updated in January 2026, models the same work at 42 to 52 cents a square foot, which on a 2,000 square foot house is over $800. Those three numbers come from two companies and differ by a factor of five, and not one of them is a quote on your house. What we charge in Raleigh is $275 for a home up to 1,500 square feet, $299 up to 2,000, $339 up to 2,500, $379 up to 3,000 and $419 up to 3,300.
Two reasons, and both of them are worth knowing before you compare quotes. The first is that a survey average is not a price for the same job. A directory average pools a whole house soft wash with somebody paying to have a back porch rinsed off, and the small jobs pull the number down. The second is method. A soft wash puts cleaning solution on the wall at roughly garden hose pressure, lets it kill the algae at the root, then rinses. That takes chemical, dwell time and a crew that knows how much to dilute. A high pressure rinse takes none of those, costs less to deliver, and is the reason you will see numbers under our floor. It also strips the chalk off aluminum, drives water behind vinyl panels, and leaves the green back on the north wall inside of three months. Our floor is $275 and we would rather tell you that up front than meet a directory average.
You can wash it, but you should not pressure wash it. Professional soft washing runs somewhere around 60 to 100 PSI at the wall, which is close to what a garden hose does. Above that line you get three specific failures: the panels streak, the seams take on water that ends up behind the siding against the house wrap where nothing dries, and the surface fatigues and chalks. Every one of those costs more to fix than the wash cost in the first place. Vinyl, aluminum, fiber cement and painted wood all get the low pressure treatment here. The only thing on your property that sees real pressure is the concrete.
On the driveway, sometimes. On the siding, almost never. A gas machine rents for roughly $85 to $100 a day, a surface cleaner attachment adds $20 to $50, an extension wand is another $15 to $30, extra hose is $10 to $20, and house wash solution runs $5 to $55 a bottle. Most yards also want a deposit equal to the rental. Call it a hundred and fifty to two hundred dollars and a Saturday, because a two person crew does a 2,000 square foot house in two to four hours and a homeowner doing it for the first time is usually in it for six to eight. Then there is the part nobody prices: you are on a ladder, at height, holding a wand that kicks, aiming up under a soffit. That is where people get hurt. The concrete is the part worth renting for. The walls are not.
Not here. We price a house wash off square footage and nothing else, so a 2,000 square foot brick ranch and a 2,000 square foot vinyl two story are both $299. Directories do publish different rates by material, and Angi's is a good example: brick at 10 to 40 cents a square foot, vinyl at 20 to 50, stucco at 30 to 50 and wood at 30 to 55. The material genuinely does change the work. Brick and mortar take a longer dwell because the algae sits down in the pores. Stucco and older painted wood need the pressure backed off further than vinyl does. Cedar shake needs a mix weak enough that it does not lift the stain. All of that is our problem to solve, not a line on your invoice.
About once a year for most of the county, and the reason is the climate rather than the dirt. Warm, humid summers and mild winters mean algae never really stops growing here, so a north facing or tree shaded wall will show green again roughly twelve months after it is cleaned. South and west walls hold up longer and can go eighteen months to two years. Pollen is a separate thing. It is heavy from late March through May, it bonds to siding once it has been rained on and dried a few times, and it is why most people in the Triangle book late May or early June. The price does not change by season. Booking in February instead of June gets you a faster date, not a cheaper one.
