Why Lagos Pressure Washing?

Gutter cleaning by hand, flushed and checked before we leave

Cleared by hand, then flushed

We pull debris out of the trough by hand and bag it rather than blowing it into your beds. Every downspout then gets run with water so we know it drains. A trough that looks empty from the ground can still have a packed elbow at the bottom.

Pines and sweetgums are the reason

NC State describes loblolly pine as the tree you find in subdivisions built among existing pines, which is a lot of Raleigh. Needles mat together and hold water instead of washing through. Sweetgum balls come down from December into April and sit on top of the mat.

We tell you what is failing

Gutters drain on about a quarter inch of fall per ten feet, held by hangers roughly two feet apart. If a run has sagged, or a downspout is dumping at the foundation instead of well away from it, you hear about it before we leave.

Is this for me?

How to tell from the ground that your gutters have stopped draining

1

Water sheets over the front lip

A gutter that spills at the outer edge in an ordinary rain is blocked, not undersized. Building America sets capacity at roughly one square inch of downspout for every hundred square feet of roof, so a partly packed outlet loses most of its throughput at once.

2

A dirt line low on the siding

Roof water landing on the ground throws soil back onto the wall. Building America calls for sixteen inches of foundation wall height where that splashback is not managed. The hard horizontal band a foot or so up is where your water is actually going.

3

Granules piling up in the trough

New roofs shed loose granules the factory applied on purpose and it tapers off within a year. On a roof past ten years, granules in the gutter next to dark shiny patches on the slope means the asphalt is exposed and the shingle is done.

4

Standing water a day after rain

Gutters need about a sixteenth of an inch of fall per foot to drain. Water sitting in a level or backpitched run is a mosquito nursery, and Wake County notes eggs hatch in four to five days with adults out in two weeks. The county runs no spraying program.

5

Needles matted in the run by October

Loblolly pine drops its six to ten inch needles heaviest in September and October, and they mat into a felt that holds water instead of letting it through. Sweetgum balls run one to three inches across and cannot fit a two by three inch outlet.

6

The downspout dumps at the foundation

Discharge belongs at least five feet out, or ten feet if it goes underground. NC State Extension asks for six to ten feet and a grade that falls about six inches over that run. Water let go at the wall is a foundation problem, not a gutter one.

Lagos formula

What a gutter cleaning in Raleigh actually includes, step by step

1

Set the ladder the way OSHA specifies

Four to one placement, side rails a yard above the landing, stable and level footing, and one hand on the ladder throughout. Most gutter injuries are ladder injuries, and the setup is the part a homeowner on a Saturday tends to skip.

2

Hand clear the trough instead of blowing it out

Debris comes out by hand into a bucket so it cannot pack into the outlet or land in the beds below. NC State Extension puts the heaviest pine needle drop in September and October, which is why a Raleigh trough fills faster than the roof suggests.

3

Flush every downspout until it runs clear

A clear trough with a blocked outlet still overflows. Each downspout gets flushed and watched at the discharge end. If the water backs up we open the elbow rather than guessing, since most clogs sit at the first bend behind the fascia.

4

Check the slope with water, not with a level

InterNACHI puts the working pitch at about 1/16 inch per foot. Standing water anywhere other than at the outlet is the published symptom of a run that has lost its fall, so we run the hose and watch where the water stops moving.

5

Confirm the discharge clears the foundation

Department of Energy guidance puts downspout discharge at 5 feet or more from the wall, 10 if it is buried. We check that every extension is still attached and still aimed away, then walk the grade line for the wet spot it leaves.

Derek LagosFounder, Lagos Pressure Washing

Gutter cleaning on its own is $275 for one story, $299 for two, and $389 for three. Added to a house wash on the same visit those drop to $179, $245 and $345. Pricing follows linear footage and height, plus a small add if the gutters have not been touched in several years and have compacted debris or shingle grit packed into the corners. Gutter face brightening, which removes the black tiger stripes on the outside, is priced separately.

Twice a year for most homes here, once after the spring pollen and oak tassel drop and once in late fall after the leaves finish. If you have pines directly over the roofline you are effectively on a three time a year schedule, because pine needles mat and hold water instead of washing through. Homes on open lots can often get by with one fall cleaning.

We bag it and take it with us. Blowing gutter debris onto the roof or into the landscaping is faster for the crew and worse for you, since it ends up back in the gutters or matted in your beds. We also flush each downspout with water afterward and tell you if any of them are holding, which usually means an underground line is packed. Gutter faces, meaning the black tiger striping on the outside of the trough, get the same solution we use for a house wash, so most people book the two together and add the driveway while we are there. What that runs, by roofline and by story, is on our gutter cleaning cost page.
