A surface cleaner, not a wand

The wand marks people call zebra stripes come from a hand held tip moving at uneven speed and distance. A surface cleaner is a shrouded head with spinning jets riding at a fixed height, so every inch of the pass takes the same hit.

Some stains are not dirt

Rust and iron staining soaks into the pores of the slab and plain hot water will not lift it. That takes a different chemical step. Oil is the same story. We will tell you which marks on your driveway are coming out and which ones are permanent.

Six things a Raleigh slab shows you before it needs repair

A white bloom that wipes off dry

Efflorescence is calcium carbonate pulled to the surface by capillary action and set by carbon dioxide in the air. The masonry association says it can peak within sixty days of a pour and that it does not affect structural performance. It is a look problem.

The stain turns clear when you wet it

That is the field test that separates efflorescence from mold. Salt deposits go translucent under water and scrape off clean with no smell. Mold stays dark when wet, carries a musty odor and lightens under bleach without ever disappearing.

A dark halo that returns as it dries

Motor oil migrates into the pore network of the slab, and detergent cannot reach hydrocarbons that are already down there. Surface pressure lifts what is on top and the rest wicks back. Pulling it out takes a poultice that draws upward as it cures.

Water spreading instead of beading

Drop water on the slab and wait five minutes. A bead that holds means the sealer is intact. A drop that spreads to about the size of a half dollar and soaks in means the sealer is gone and the concrete is taking on whatever lands on it.

Orange staining that is not rust

The red clay under this part of the state is iron oxide, and extension agents put it plainly by saying iron oxide is essentially rust. Cecil soil covers more than a million and a half acres of the Piedmont. That is what tracks onto your concrete.

Flaking after a salted winter

Deicers do the damage by raising how saturated the concrete stays and by adding freeze thaw cycles it would not otherwise see. Raleigh logged fifty days below freezing in 2025. Scaling shows up in spring, after the salt has already done its work.

Name the stain before opening any jug

Organic growth wants an oxidizer, embedded oil wants a poultice, rust wants a chelator, and efflorescence often wants nothing but water. Four problems, four incompatible answers, which is why one jug for the whole driveway leaves it blotchy.

Pull the oil out before the general wash

Embedded oil is not a pressure problem at all. PROSOCO specifies a poultice applied to a dry surface and left 5 to 8 hours or overnight, then swept up dry. Anyone who tells you a wand alone lifts a set oil stain has not tried it.

Apply cleaner at 50 psi, not at full trigger

The PROSOCO sheet is blunt about it: do not spray cleaner above 50 psi, because that drives it into the surface, makes the rinse difficult and can set stains. Pre wet first, hold 3 to 5 minutes of dwell, and never let it dry.

Rinse at 400 to 1000 psi, with volume

The same sheet puts the rinse window at 400 to 1000 psi with 6 to 8 gallons a minute through a 15 to 45 degree fan. Above 1000 you get wand marks, eroded joints and a loss of surface color and texture that no second visit undoes.

Skip the acid wash the competition sells

The masonry association states that even weak acids dissolve the cement matrix from the surface down, leaving the face more porous, more absorbent and faster to restain. Red clay in the Piedmont comes off with hot water and strong detergent.

A standard four car driveway is $249 on its own, and when it is added to a house wash on the same visit the pair is $349 for homes up to 2,200 square feet. Longer drives and anything with a parking pad or extra apron get priced by square foot. Rust removal and oil stain treatment are add ons because they take a separate chemical and a second pass.

Usually yes. Red clay responds to a surface cleaner and the right detergent, and the orange rust bleed from irrigation heads and fertilizer needs an oxalic based treatment that dissolves the iron rather than scrubbing it. Old motor oil that has soaked deep into unsealed concrete can lighten dramatically without going fully to zero, and we will tell you which of those you are looking at before you pay for it.

Because it was cleaned with a wand instead of a surface cleaner. A wand cleans in overlapping arcs and leaves visible bands that show up worse once the concrete dries. A surface cleaner is a rotating enclosed head that cleans in even passes at a consistent distance. Every flat surface we touch gets a surface cleaner finish.
