The $349 bundle covers a home up to 2,200 square feet with a driveway up to four cars. Past 2,200 square feet it goes up $15 for every additional 100 square feet, which is where the $394, $469 and $514 figures in the first table come from. A steep roof adds $150 and a very steep roof adds $250, because the crew has to work off ladders and rope instead of walking it. Shingles are never pressure washed here. The solution does the work and the rinse is roughly garden hose pressure, which is the only method that does not strip granules.

Wood costs slightly more than vinyl at every size because it takes a lower pressure, a longer dwell, and a rinse that will not raise the grain. The gap is $10 at the small end and $70 at the large end.
A wide one story ranch and a tall two story can have identical square footage and take very different amounts of work. Anyone quoting siding at a flat rate per square foot is either padding the wide houses or losing money on the tall ones.
If the number goes up the longer the job takes, you are paying for inefficiency. Every price on this page is flat and quoted before anything comes off the trailer.
Driving out, setting up, running hose, and breaking down is a fixed cost that the first surface absorbs. That is the entire reason a driveway is $275 on its own but only adds $50 to a 2,000 square foot house wash. There is no promo code involved.
Roofs and gutters are priced by how many stories the house is, because the access is the work. A two story house does not pay more for a wash than a ranch of the same size.
Algae, pollen and general grime are part of the wash. Rust bleed from an irrigation head, oil that has soaked into concrete, and battery acid drips each need a different chemical and a separate dwell, so they get quoted on top rather than buried in the base price.
The quote tool stops at 3,300 square feet on purpose. Past that the wash time stops scaling in a straight line, usually because of roofline complexity rather than wall area, and a number generated off square footage alone would be wrong in one direction or the other.
Wake County clay stains concrete a color that general purpose degreaser will not touch. It needs an oxalic based treatment and a second pass. On a driveway that has never been treated, that is the difference between a clean drive and a clean drive with orange ghosting still in it.
Late March through May, everything in the Triangle gets a yellow film that bonds to siding once it gets rained on and dried a few times. Washing during pollen is fine, but a house washed in April will look dusted again within a week. Most people book late May or early June for that reason, and the price does not change either way.
The shaded side of a Raleigh house grows green algae that a pressure rinse only knocks the top off of. It needs a soft wash that kills it at the root, otherwise it is visibly back inside of three months. This is included in the house wash price, but it is why a rinse only quote from someone else looks cheaper.
Older Raleigh drives usually have both. Oil needs a degreaser and dwell time before the surface cleaner touches it, rust needs an acid based treatment, and neither can be rushed. These are quoted as add ons because they are genuinely extra work, not because the base price was set low.
A tight side yard, a fenced back yard with no gate wide enough for equipment, or a house set well off the street all add hose runs and setup time. It rarely changes the number, but it is the one thing we cannot see from an address, so we confirm it before the visit.
Water, all cleaning solution, plant protection and pre wetting on landscaping, full setup and breakdown, and a walk around with you before we pull off. Fully insured, and the certificate is available on request before we start.
Rust removal, oil and grease treatment on concrete, gutter face brightening, sealing or re sanding of pavers, and anything over 3,300 square feet. These are real add ons with their own materials and dwell time, and you see the number before we do the work.

A 2,000 square foot house wash in Raleigh is $299 on its own. Add the driveway on the same visit and the pair is $349, so the driveway effectively costs $50 instead of the $275 it runs by itself. Square footage is the only thing that moves that number. A 1,500 square foot house is $275, a 2,500 is $339, a 3,000 is $379, and a 3,300 is $419. Anything over 3,300 square feet gets looked at in person because the wash time stops scaling in a straight line.
We price by surface, not by the hour. Siding is priced in square footage brackets, driveways by how many cars they hold, roofs and gutters by how many stories the house is, and decks and fences by size. Then the surfaces get stacked: the first surface carries the cost of getting the trailer to your house, so every surface after it is cheaper. That is why a house wash is $275 and a driveway is $275, but the two together are $349 instead of $550. Nothing is estimated off a photo and nothing changes after we arrive unless you add a surface.
A 12 by 12 deck is 144 square feet, which puts it in our small bracket. That is $275 to clean on its own and $199 if we are already at the house doing a wash. Wood decks get a low pressure clean and a rinse rather than a full pressure blast, because pressure raises the grain and leaves fuzz that soaks up water. A deck between 200 and 400 square feet is $379 alone or $289 added, and anything over 400 square feet is $509 alone or $389 added.
Neither one is how you should buy it. Per hour rewards a slow crew and punishes a fast one, and per square foot on siding is close to meaningless because a wide ranch and a tall two story with the same square footage take completely different amounts of work. We quote a flat number for the whole surface up front. If you want the per square foot math anyway, a $299 wash on a 2,000 square foot house works out to about 15 cents a square foot, and the rate drops as the house gets bigger.
A standard four car driveway is $275 on its own. Six cars is $335, eight is $395, and ten or more is $455. Every one of those is done with a surface cleaner, which is the enclosed spinning head that leaves an even finish, not a wand, which is what leaves the zebra striping you see on half the driveways in Raleigh.
