Wood takes less pressure than people think

Treated lumber guidance puts the ceiling around eight hundred psi with a wide fan tip held at least eight inches off the board. Past that you get raised grain and fuzzing that shows up worse after it dries. We keep moving and avoid hard stops that leave a line.

Bleach is wrong for a wood fence

Sodium hypochlorite breaks down lignin in the wood, corrodes the fasteners holding your fence together, and lightens the color over the following months. Wood gets an oxygen based cleaner and then a brightener to bring the pH back down. Vinyl is where the other approach belongs.

How to read a fence before you clean it or stain it

Gray that stops at one millimeter

Weathered wood grays because sunlight breaks down lignin in the outermost millimeter. Published research puts the color change there and no deeper, which is why the board underneath is still sound and why cleaning brings the wood back.

Black streaks from every screw

Those are iron reacting with tannin in the wood, not dirt and not mildew. Pressure will not move them because they are a chemical stain in the fiber. Oxalic acid is what lifts water, tannin and iron staining, and the cedar association says so plainly.

A drop of bleach that clears in seconds

The cedar association publishes the test. Put a drop of fresh household bleach on a dark spot and time it. Mildew bleaches away in fifteen to thirty seconds. Dirt sits there. That tells you whether you need a cleaner or a biocide before anyone quotes.

Water soaking in instead of beading

The Southern Pine industry calls it the splash test. If water beads the finish is still working. If it darkens and soaks in, the repellent is spent and the association recommends reapplying every year or two. That is a two second check anyone can run.

Fuzzed grain from a past washing

Treated lumber has a ceiling around eight hundred psi with a thirty degree or wider tip held at least eight inches off the board. Past that you get etching, splintering and fuzzing. Fuzz means the last cleaning took fiber, and stain will not sit right on it.

Chalk coming off a vinyl panel

White powder on a vinyl fence is the outer layer degrading and releasing its titanium dioxide pigment and calcium carbonate filler. Published polymer research notes it runs worst in hot humid conditions with water present, which is most of a Raleigh summer.

Tell the species apart before choosing chemistry

The Forest Products Laboratory groups southern pine as high density and cedar as low density, and those two take very different handling. The cedar association does not recommend pressure washing cedar at any setting, which changes the method.

Use oxygen bleach, not chlorine, on bare wood

The Wood Handbook says sodium percarbonate is less likely to damage wood than chlorine based bleach, particularly on low density species. It also warns that sodium hydroxide, the active in most deck strippers, pulps wood.

Brighten separately with oxalic acid

Oxalic acid pulls out extractive bleed and iron stain but does nothing for mildew, which is exactly why cleaning and brightening are two passes. Run them wet on wet and you get a fence that is neither properly cleaned nor properly brightened.

Rinse low, because pressure erodes earlywood

The Wood Handbook says keep the pressure low and names the failure mode: the soft light band erodes faster than the dense dark band, leaving a washboard of raised ridges. The only published number on wood is a stain maker at 500 to 1200 psi.

Let it reach moisture content before staining

NC State Wood Products Extension measures outdoor equilibrium moisture in Raleigh at 11.6 percent in April and 14 percent in September. A fence that feels dry in September is not, and a coating put on it then will not hold.

Fence cleaning is priced by material and by how much fence there is, not by the linear foot. Vinyl runs $249 under 50 feet, $329 from 50 to 100 feet, and $429 over 100 feet. Wood is $285, $369 and $499 for those same three sizes, because wood has to be done at low pressure and takes longer. If we are already on site for a house wash those drop to $185, $245 and $329 for vinyl and $199, $279 and $379 for wood, since the mobilization is already paid for.

It will if it is done at the wrong pressure, which is the most common damage we get called out to look at. Too much pressure raises the grain, leaves permanent wand marks, and shreds soft spring wood between the harder rings. We clean wood at low pressure with a detergent doing the work, which is slower and is the only way it comes out even.

Yes, and the timing matters. Wood needs to come back down to roughly 12 to 15 percent moisture before stain will penetrate, which in Raleigh humidity is usually 48 to 72 hours after a wash depending on sun exposure. Staining a fence that is still damp is the single most common reason a stain job peels within a year. If the fence is getting done anyway, the deck or patio and the house itself are usually due on the same schedule.
